Chiller plant upgrade

The Solution

The Toga Group engaged Engtec Consulting to undertake a detailed review of 117 York Street, Sydney mechanical services and infrastructure to improve the NABERS Energy Rating from 0 Star to 4 Star under the Green Building Fund . The review identified critical areas of improvement and recommendations.

The major recommendation was the upgrade of the central chilled water plant including the optimization of the controls and BMS of the building.

The Outcome

The client now saves at least $150,000 per year in electricity costs through a usage reduction of 632,635-kWh, which equates to 50 % of all consumption, and 490 fewer tonnes of annual CO2 emissions.

In addition, through the Green Building Fund Scheme and verify its significant energy savings and A building NABERS Energy Rating of 4.5 star for the building.
